MIRROR LAKE, LAKE GROVE, &
WILDWOOD ELEMENTARY SCHOOLS

Mirror Lake, Lake Grove, & Wildwood are all new elementary schools for the Federal Way School District finished in 2021.  This was a GC/CM and MC/CM design/assist project in collaboration with Forma Construction.  The total mechanical construction contract for these three buildings were about $12M.  Eagle Harbor Associates was selected and brought on the team as the MC/CM of record in order to help the school district meet their initial construction budgets.  Integrus Architects and BCE Engineers were the designers for these three schools.  Throughout the design process, Eagle Harbor Associates brought several VE items to the team and was not only able to meet the targeted budget, but was able to beat the Mechanical GMP saving the school district $1.6M.  The mechanical system consisted of Boilers, Chillers, Induction Terminal Units, and a complete plumbing system.
